Crisp fall days and chilly winter nights haven’t made homebuyers forget about the summer months. Whenever the temperature gets lows, many people’s minds turn to the warm sand of the beach. North Carolina has no shortage of beaches from which to choose. Beachgoers in the Wilmington area usually flock to Wrightsville, Carolina, and Kure Beach, making them some of the most popular ones in the state. However, they are far from the only ones. North of Wilmington, Topsail Island has a much smaller population but features the same great sand and surf.
North Topsail Beach offers gorgeous views and pristine beaches along the majestic coastline but without the large crowds and floods of tourists. At its heart, North Topsail Beach and the nearby towns on Topsail island are small beach towns. The community gives residents the basics: simple restaurants, bars, shops, and the usual staples. The slower atmosphere attracts less tourists, which is exactly how residents like it. In North Topsail Beach, residents spend less time fighting crowds and more time relaxing and enjoying themselves.
Over the past several months, Topsail Reef, Villa Capriani, and St. Regis have attracted buyers because of the tremendous amenities and features they offer. Each one sits on beachfront property with private beach access for residents and their guests. All three have a long list of popular amenities like gorgeous resort-style pools and tennis courts. While condos can differ across communities and even within communities, most condominiums include gorgeous updates and features that buyers love to see.
These communities check a lot of boxes for prospective buyers, which is why they’ve been in such high demand recently. Here is a market snapshot for these North Topsail Beach communities:

The units have varying levels of updates, but several include desirable features like balconies and renovated kitchens or bathrooms. Residents’ HOA dues cover the cost of common area, grounds, and building exterior maintenance; flood and master insurance; pest control; and sewer access.
Additionally, their HOA dues include maintenance of Topsail Reef’s many amenities. Residents enjoy tennis courts, oceanfront grilling and picnic areas, and on-site laundry facilities. And, of course, residents can use any of Topsail Reef’s private beach accesses. The privacy affords residents more space to enjoy away from the crowds.
Currently, Topsail Reef has 4 active listings, ranging in price from $67,000 to $84,000 with the average and median price sitting at $73,125 and $70,750, respectively. These listings have been on the market between 11 and 276 days. On average, these condominiums have spent 146 days on the market. The median number of days on the market sits slightly above at 149 days.
Two sales are currently pending in Topsail Reef. Each was listed at a price of $69,900. One spent 8 days on the market, the other spent 29 days on the market.
Over the past 6 months, Topsail Reef has been a popular choice among buyers with a total of 8 condominiums sold. The average price of each sell was $57,263 with the median at $58,550. The prices ranged from $30,000 to $76,000. Homes spent an average of 215 days on the market with a median of 166 days and ranging from 20 to 465 days.

However, there are a handful of 3-bedroom, 3-bathroom options, but they are fewer and not always available. As each condo is individually owned, updates and features can vary from one unit to another. However, most include recent improvements to the kitchen, bathrooms, and living areas to bring them up-to-date.
Villa Capriani only has 1 active listing currently. It is priced at $138,900 and has been on the market for 519 days. The number of listings will grow as the spring and summer months approach, and owners look to sell when buyers start looking for something by the beach. As for this listing, its extended stay on the market can most likely be attributed to its type. It is a 1-bedroom, 1-bathroom unit, which have historically taken longer to sell.
One condominium, which was listed for $249,000 and spent a short 2 days on the market, is under contract.
Villa Capriani has had 8 sold listings in the past 6 months. Condos sold for an average and median price of $199,813 and $213,750, respectively, and ranged from $149,900 to $249,000. On average, homes spent 176 days on the market, but the median fell much lower at 34 days. Homes spent anywhere from 5 to 628 days on the market.
, a stunning community, is the largest and perhaps most popular of these three. Like Villa Capriani, it has 3 different types of condominiums from which buyers can choose. The 1-bedroom units measure about 700 square feet with 2 full bathrooms. The 2-bedroom units measure much larger at 1,100 square feet and also have 2 bathrooms. The 3-bedroom units measure about 1,300 square feet with 2 bathrooms as well. However, like Villa Capriani, the 3-bedroom units can be somewhat hard to come by.
Amenities at St. Regis are topnotch. Residents have the benefit of a gorgeous pool with a nearby picnic area and cabana. Aside from its pool, St. Regis has several other options for residents seeking recreation. The community also possesses tennis, basketball, volleyball, and cornhole courts. Additionally, there is a fitness center and sauna. And Ocean’s Edge, St. Regis’ rooftop restaurant, sits atop one of the three buildings. The spectacular restaurant overlooks the seascape below it and serves a variety of seafood, steaks, and other American fare.
St. Regis features 9 active listings, which range in price from $114,500 to $239,888 with an average and median price of $170,332 and $169,000, respectively. The condos have spent an average 117 days on the market with a median of 79 days. Overall, the listings have been active between 12 and 348 days.
Four listings are currently pending in the community with an average list price of $147,175 and median list price of $149,000. Prices range from $109,000 to $179,900. The condos spent an average of 76 days on the market, ranging anywhere from 0 to 147 days. The median number of days on the market was 80.
Over the past six months, 21 listings have sold in St. Regis. The condominiums sold for an average and median sale price of $177,852 and $175,000, respectively, and ranged from $91,000 to $287,000. The listings spent an average of 122 days on the market and a median of 118 days, ranging from 0 to 411 days on the market.
