Market Snapshot: Exton Park
Posted: November 06, 2017 by Melanie Cameron
Exton Park features well-crafted townhomes and amenities in an excellent location, making them a terrific option for first-time homebuyers, low-maintenance living, or downsizing. Since its construction in 2008, Exton Park Townhomes has been an enduring community in Castle Hayne, North Carolina. Though townhomes are sometimes pushed as the cheapened alternative to a single-family home, Exton Park defies such a notion. These townhomes are well-designed and feature updates like hardwood or laminate flooring with stainless appliances. Some even have granite countertops.
In addition, a community pool is centrally located, but never overcrowded as Exton Park is a smaller community. Beyond the manicured streets of Exton Park, residents have access to Castle Hayne and Wilmington. Near PPD and GE and only a short drive from other commercial centers, residents have an easy commute each day. And when they return home, they can leave behind the busyness of the city.
With the value it delivers, Exton Park is one of the best townhome communities in Castle Hayne and the surrounding areas. It’s no wonder the community has been doing well in recent months. Here a market snapshot for Exton Park:
Active Listings
Exton Park currently has 4 active listings. Their average and median list prices are $155,325 and $155,900, respectively, and range from $150,000 to 159,500 in price. On average, these four homes have been on the market 35 days. However, that value is skewed because one home has been on the market 111 days.
Fall and winter are commonly considered the slowest times of the year for purchasing or listing real estate. However, Exton Park’s four active listings—three of which were listed in the last three weeks—show how much faith owners have in the value of their homes. Some homeowners would shy away from listing at this time of year, but Exton Park residents know the value of their homes attracts buyers year-round.

Pending Listings
There is only one pending listing in Exton Park. It stayed on the market a mere 11 days and was listed at a price $154,900. When priced well, these townhomes tend to sell quickly and easily.

Sold Listings
Over the past six months, Exton Park has accumulated a whopping 13 homes sold. They ranged in sale price from $145,000 to $157,500 with an average and median price of $148,677 and $147,000, respectively. That same period last year had only six sales at an average price of $152,617. Though on the whole home prices have been steadily increasing in the United States, Exton Park remains an affordable option. The lower prices can be attributed to a larger inventory in the community than last year, which is a good thing. Low inventory—not low demand—has largely been holding back the real estate industry over the course of 2017.

As you might have gathered, Exton Park is one of the more popular communities in the Castle Hayne area. Its combination of affordability, terrific amenities, and excellently crafted homes make it a perfect option almost any homebuyer.
