Market Snapshot: Autumn Hall

Posted: September 18, 2017 by Melanie Cameron

One of the newest communities in Wilmington, Autumn Hall is gaining a lot of attention as one of the premier luxury communities in the area. (In fact, it’s so great our office is located here!) When complete, Autumn Hall will have some of the most extensive indoor and outdoor amenities in Wilmington. Currently, Chapel, Arbor, Shell Bridge, and Edisto Park are already open for use, as well as the pool, outdoor kitchen, and bocce ball. But these amenities are really just the tip of the iceberg.

A large tract of conservation area maintains a border around much of the community and highlights the natural beauty of the land. In addition to the current amenities, the Creek Club along Bradley Creek will be open soon as well. The Creek Club will offer residents a front row seat to the beautiful salt marshes located at the back of Autumn Hall. It will include a kayak and canoe launch, as well as several trails and paths for biking, running, and walking. Along with the trails here, several more will surround the 8-acre Autumn Hall Lake.

Autumn Hall Lake will be the final stage of the community’s development. At the entryway to the lake will be the Village Center, a bustling commercial section of Autumn Hall filled with shops and restaurants. A island grove at the center of the lake will be perfect gathering with family and friends. Additionally, many outdoor activities will be available in and around the lake, as well as an outdoor amphitheater, waterfront dining, and boardwalk.

You can see why Autumn Hall is becoming such a popular community. Here’s a market snapshot of Autumn Hall:

Active Listings

Currently, there are 5 active listings in the Autumn Hall community. The average and median list prices are $809,080 and $839,080, respectively. These are slightly above average for Wilmington luxury properties as a whole but accurately reflect the value of new constructions. The craftsmanship of the Autumn Hall homes may bring up the price, but the integrity of the materials and quality of workmanship makes it worth the extra money. These listings average 61 days on the market (DOM), which is slightly low for luxury real estate in the area. The median DOM is at 25, which is actually well below most luxury properties.

Pending Sales

There is only 1 pending sale in Autumn Hall for the price of $535,000. The home is a custom one. $535,000 is for the construction cost only. The total for the lot and home is $730,000. Though slightly pricier because it is custom, this home represents the rough average of home sales in Autumn Hall, which typically hover around the high $600s to low $700s.

Closed Sales

Over the past six months, a total of 9 homes have been sold. The average and median sale price were $732,544 and $785,000, respectively. Slightly below the listing price, these sales are more on par with luxury real estate in the area, and we expect current listings will sell for prices closer to these numbers. Average and median DOM were 96 and 43, respectively. Again, this is much closer to the average for luxury property in the area.

Autumn Hall is already a terrific community that will only grow in its prestige as builders finish more and more constructions.
