Carolina Beach Condominium Communities

Carolina Beach draws frequent guests and new residents every year and for good reason. The Carolina Beach Boardwalk has been featured in Food & Wine. Britt’s Donuts consistently ranks among the best in the country. The North Carolina Aquarium at Fort Fisher delights visitors with several exciting exhibits. The town is home to the Annual Beach Music Festival and Pleasure Island Seafood, Blues, and Jazz Festival. And, of course, it has miles of beaches to enjoy.

With so much to love about Carolina Beach, it’s no wonder more and more people want to call it home. Whether it be a vacation home or a more permanent one, the town has plenty of properties to offer. Buyers frequently gravitate towards condominiums, because they’re easy to maintain, less expensive, and can be used as a primary residence, vacation home, or rental property. Most Carolina Beach condominium communities sit on beachfront property, so residents also have private access to less crowded areas on the sand.

Atlantic Towers, Cabana De Mar, and Pelican Watch offer terrific condominiums on beachfront property and include some terrific amenities to boot.

Atlantic Towers

Started in 1986, Atlantic Towers has been an enduringly popular getaway for visitors and residents of Carolina Beach. The complex features two different styles of condo. The first is a 1-bedroom, 1-bathroom unit, which measures 600 square feet. The second is a 2-bedroom, 2-bathroom unit, measuring about 1,000 square feet. Both types of unit include the same features. Every unit has a full kitchen with dishwasher, refrigerator, microwave, stove, and oven; living and dining area; and covered balcony. All balconies face the Atlantic Ocean, so there isn’t a bad view anywhere!

In addition to its terrific condo units, Atlantic Towers has excellent amenities. Residents have the luxury of both indoor and outdoor pools, so weather can’t ruin their day. A covered picnic area sits beside the outdoor pool and overlooks the ocean. HOA dues cover cable, water, sewer, pest control, master and flood insurance, and exterior and grounds maintenance, which eliminates most of the headaches for owners.

Some owners use their condo just for them, either as their permanent residence or a vacation home. Others use their unit as a rental property to produce extra income. Some also do a little bit of both, allowing it to be rented when they’re not using it. Atlantic Towers' rental program makes things even easier, providing front desk services to guests, so owners don’t have to lift a finger.

Aside from its great location, Atlantic Towers has terrific amenities that make it a popular option for new residents whether they use it as a permanent residence, vacation home, or investment property.

Cabana De Mar

Cabana De Mar offers one of the best locations among condominium communities in Carolina Beach. Residents are never far from popular attractions and only steps away from the warm sand. Cabana De Mar’s private beach access adjoins to the Carolina Beach Boardwalk, so a short walk brings residents to popular local institutions like Britt’s Donuts and The Fudgeboat. Carolina Beach State Park, Freeman Park, and the Carolina Beach Fishing Pier sit only a short drive away from the community.

Speaking of driving, Cabana De Mar features one of the only covered parking area for condominium complexes in Carolina Beach. Residents have the luxury of avoiding the rain on bad beach days and making it to their unit perfectly dry. Cabana De Mar’s 24/7 gated security also distinguishes it from the other condominium communities in the area. In addition to the covered parking area and gated security, the community amenities include an adult swimming pool and smaller kiddie pool. (HOA dues cover the same maintenance and insurance as Atlantic Towers.)

Like Atlantic Towers, Cabana De Mar has two different floor plan options. (One 3-bedroom, 2-bathroom, 1,400-square-foot penthouse suite exists, but it rarely comes on the market.) The 1-bedroom, 1-bathroom floor plan measures about 500 square feet, and the 2-bedroom, 2-bathroom unit measures about 700 square feet. The living, dining, and kitchen area also bear a strong resemblance to Atlantic Towers with the same kitchen setup and similarly sized areas. A notable difference of Cabana De Mar is the laundry closet. Whereas Atlantic Towers and some other complexes either have a community or no laundry facility, Cabana De Mar units have allotted space in each unit for a washer and dryer. Most Cabana De Mar balconies face the beach, but there are a few that look out over the town instead.

Cabana De Mar’s excellence doesn’t stop with its proximity to the Carolina Beach Boardwalk and is only enhanced by the gorgeous amenities and units it has.

Pelican Watch

Located closer to Atlantic Towers, Pelican Watch offers the largest condos of this list. The smallest unit measures a spacious 1,000 square feet and includes 2 bedrooms and 2 bathrooms. The second floor plan measures 1,200 square feet and is identical to the first but has a third bedroom added. Like the other communities on this list, each unit has a kitchen, dining, and living room area. However, Pelican Watch takes advantage of the extra space and has enlarged all these areas to better accommodate residents. All balconies face the ocean like Atlantic Towers, so residents always have a great view.

Pelican Watch’s amenities are plentiful and exhibit the same beauty its units possess. The amenities include a fitness center, picnic area, security, and an indoor and outdoor pool. (As with the others, HOA dues cover most maintenance and insurance.) Every unit also has a washer and drier connect in the large supply closet, which can be used as storage area or specifically as a laundry room. Somewhat unique to Pelican Watch is the level of updates in each unit. While other complexes place restrictions on what improvements can be made, Pelican Watch residents have taken full advantage of less restrictions and created gorgeous units with desirable updates like stainless appliances and granite countertops.

Pelican Watch delivers some of the most spectacular units on this list with impeccable updates and lots of extra space. While also great as rental properties or second homes, these units certainly make the best permanent residences.
