Most Popular Wilmington Communities

Over the past three months, Wilmington has had 1,017 closed home sales. The homes stretch all the way from Snow’s Cut Bridge in south Wilmington to Highway 17 in north Wilmington and everywhere in between. And though there were plenty of communities that have welcomed new residents in the past three months, some stood out more than others. Deer Crossing, Gable Run, the Historic District, and Pine Valley Estates have been the most active Wilmington communities over that time.

Deer Crossing

Deer Crossing is an “Eco Community” located off Myrtle Grove Road near Monkey Junction in south Wilmington. Developers kept the environment in mind when creating Deer Crossing and strove to preserve as much foliage as possible. In addition, all Deer Crossing homes come equipped with the most up-to-date, energy efficient, and cost-effective features. Homes use 14 SEER heat pumps, 50-gallon hot water heaters, R-38 insulation in ceilings (thick insulation great for thermal and acoustic performance), R-13 insulation in walls (reflects over 99% of heat), and Radiant barrier roof sheathing (blocks radiant heat from entering attic to reduce air conditioning costs). From the thoughtful layout of the community to the features in the homes themselves, Deer Crossing provides homes with the most cost savings and least environmental impact possible.

Deer Crossing accounted for 9 sold homes in the past 3 months. On average, the homes sold for a price of $210,663 and stayed on the market for 36 days, which is about half the average amount of time for all Wilmington home sales. Currently, 2 homes are still active on the market and another 2 are under contract.



Gable Run

A new-home community located in the Ogden area of Wilmington, Gable Run has been a popular choice among homebuyers since building began in late 2016. But it’s been particularly desirable recently as more and more homes have been constructed. The Ogden area has seen much growth recently as new businesses take down roots. A brand-new Publix recently opened its doors in the Ogden Marketplace, a new commercial development not far from Gable Run.

Aside from its location, Gable Run has some terrific homes built by H&H Homes, one of Wilmington’s most respected builders. The 5 ecoSelect™, energy efficient floor plans ensure both energy as well as cost savings for homeowners. The floor plans also include sought-after features of new construction homes like granite countertops, coffered ceilings, large kitchen islands, and more.

With such terrific homes, it’s no wonder Gable Run was one of most popular communities. Equal with Deer Crossing, Gable Run accounted for 9 sales in the past 3 months and has 2 more active listings and 2 pending sales. The average sale price was higher at $269,941, but on average, homes spent a short 6 days on the market.

Pine Valley Estates

Since its inception in the 1950s, Pine Valley Estates has stood as a popular option for homebuyers in search of affordable homes in a terrific location without the burden of a homeowners’ association. The neighborhood is centered around the gorgeous Pine Valley Country Club with which many residents choose to purchase a membership. Though many homes were built in the 1950s and decades shortly thereafter, the design of Pine Valley Estate homes has not remained there. Many homes in Pine Valley Estates have been updated to include features and upgrades that would be common in today’s new constructions. In fact, developers commonly buy properties for the specific purpose of updating and reselling them, so many homes have been renovated well above most buyers’ expectations.

As a larger community than Deer Crossing or Gable Run, Pine Valley Estates has many more listings. Over the past 3 months, 18 homes have been sold for an average price of $238,917 after being on the market for an average of 50 days. While staying on the market longer than Deer Crossing or Gable Run, homes in Pine Valley Estates are still on the market about 10 days less than other Wilmington homes and sell for about $30,000 less. Though many homes have already been purchased, 8 homes still remain on the market in Pine Valley Estates as well as another 5 which have pending contracts.



Historic District

As one of the oldest towns in the state, Wilmington has amassed some homes with tremendous histories. The Historic District has developed over the past two hundred years, and as such, each home possesses its own unique charm and character not found in new construction homes. And though it’s true some homes in the Historic District can fetch upwards of seven figures, there are also more reasonably priced homes.

For the past 3 months, the Historic District has seen tremendous activity. In total, 10 homes have been sold at an average price of $426,750 after being on the market for an average of 84 days. Currently, 17 listings remain active and another 4 are pending.



All four of these communities bring something to the table that keeps drawing in buyers. Deer Crossing provides the most efficient homes without costing an arm and a leg. Gable Run features fabulous and affordable new construction homes with lots of customizable features and upgrades. Pine Valley Estates lets residents live in quality, affordable, and HOA-free homes. And the Historic District possesses a charm that has been developing for a long time.
